Can I occupy a Recreational Vehicle (RV) on my property?
The Rutherford County Zoning Ordinance prohibits occupation of a Recreational Vehicle (RV) on any property that is not an approved campground, except as allowed under the following circumstances:
- Bona fide temporary instance of visiting relatives or invited guests, not to exceed 14 days in any calendar year.
- In cases where fire, or other natural disaster has occurred, subject to the following restrictions:
- A temporary use permit issued for a period of six (6) months;
- If necessary, an additional six (6) month temporary use may be granted;
- The unit must be served by approved water, sewer and electric facilities;
- The unit must meet all building separation standards consistent with the International Building Code;
- Residential use of the unit must be discontinued upon occupancy approval for primary dwelling unit.
- In cases where property owner desires to live on-site while the principle residence is being constructed, or renovated to the extent that it cannot be occupied, subject to the following restrictions:
- A temporary use permit issued for a period of six (6) months;
- A building permit for the construction/renovation of the principle dwelling unit must be issued prior to a temporary use permit being issued. The building permit must remain valid in order for the temporary use permit to be valid;
- If necessary, an additional six (6) month temporary use may be granted;
- The unit must be served by approved water, sewer and electric facilities;
- The unit must meet all building separation standards consistent with the International Building Code;
- Residential use of the unit must be discontinued upon occupancy approval for primary dwelling unit.
